Creekstone Acquisition Criteria:
Asset Requirements:
Stabilized Occupancy
Investment between $15 million and $75 million
Properties delivered free and clear of existing debt*
Minimum 7% leveraged cash on cash returns, interest only basis
Will consider individual properties or portfolios
Joint venture and development deals considered
*Will consider properties with existing debt on multi-family or triple net leased properties.

Multi-family:

• Age: Up to 7 years old.
• Asset Quality: Class A
• Location: 1st and 2nd tier markets.
• Minimum Size: 200 units
• Target Markets
   o Recovering markets with little if any new construction
   o State capitals
   o Markets that service major universities. 

Multi-Tenant Office:

• Asset Quality: Class “B” or better   
• Location: 1st and 2nd tier markets
• Tenancy: No major rollover within the first 5 years

Retail:

• Asset Quality: Institutional credit anchors.  
• Location: Trade area of 250,000 or greater.
• Tenancy: No major rollover within the first 5 years

Industrial:

• Asset Quality: New generic properties with current technology
• Location: 1st and 2nd tier markets
• Tenancy: No major rollover within the first 5 years

Single Tenant Properties:

• Asset Quality: Newly constructed generic buildings
• Location: 1st and 2nd tier markets
• Tenancy: Institutional credit tenants
• 10 years or more remaining on lease
• 3% or greater annual rent bumps

Submittal Requirements:

• Current Rent Roll with lease abstracts
• 2 year historical financials
• Current tax bill
• Physical Description and photographs
• Tenant Sales (Retail)
• Argus run if available
